Down payment assistance programs have extra sets of rules and guidelines. Typically they require the borrower to be a first-time buyer. But, you can be a first-time buyer more than once!
There are income limits based on family size and government data, purchase price limitations and even the borrower's employment can be considered. For instance, teachers or homes in certain neighborhoods can receive different bonuses. Programs can be either city, county, state, federally or privately administered. Some will cooperate with each other, some won't. Available funds sometimes come and go.
Obviously, you can see the potential complications. But as in most things, you'll never know the answer if you don't ask. We are approved to do a wide range of programs and always try to have multiple options available as we work through the scenarios and various rules. We always give it a try.
